Property Certification Program
The Society conducts formal haunting audits for hotels, historic properties, and private residences.
Each investigation concludes in a numbered and publicly verifiable determination: Certified Not Haunted or Certified Haunted.

A coherent pattern of evidence survived ordinary explanation and secondary review.

Program Integrity
The owner commissions the audit. The determination remains the independent finding of the Society, reached through a comprehensive historical review and an on-site investigation.
The Society confirms the applicant’s authority over the property, the suitability of the site, and the proper scope of inquiry.
Investigators assemble the property’s documentary history, architectural conditions, prior testimony, local ghost-lore, and present social use.
Investigators record the material and environmental conditions against which unusual events must be evaluated.
Investigators observe the site under a defined protocol, introducing controlled provocations where the method calls for them.
The Society examines the record for correspondences, recurrent anomalies, alternative explanations, and evidence of an independently acting presence.
A qualifying property receives a numbered certificate, a findings report, and an entry in the Society’s public registry.
A qualifying property receives a finding report, an archival paper certificate, an individual registry number, and an entry in the Society’s public registry.
A plaque in wood and brass may be commissioned after the determination is issued.

The practice behind the certification
Historically informed ghost hunting is the investigation of ghosts and beliefs about ghosts, with particular attention to historic homes and properties. The Society examines both the reported phenomena of a place and the histories and folklore through which its hauntings have been understood. Its investigative protocol proceeds from four core principles: attunement, diagnostics, invigilation, and controlled provocation. Each is introduced in the essays below.
